Internet Marketing and Advertisement

Internet marketing and advertisement, it will be well worth your while to look closely at this article and to get informed up-to-the minute industry internet marketing standards, tools and techniques for advertisement, those tools and techniques that are aimed at producing marketers who will be empowered with the skills and knowledge required in today’s competitive global market place.

Internet Marketing is combination of both paid and un-paid marketing, which is also called organic (un-paid) and in-organic (paid) methods of marketing. The technique which is used to market the website or product without paying i.e. the un-paid technique of marketing is Search Engine Optimization. However Search Engine optimization will not be discussed here. The other technique of marketing is paid advertisement and paid internet marketing that will be my core topic here.

The world’s top three search engines Google, Yahoo, MSN (Bing) provide the powerful tools and techniques for the paid advertisement and internet marketing on the search engines. The reason of why these search engines provide the tools is, according to the facts and figures of 2008-09 the 70-80% of the traffic comes through search engines and Google has the largest share in this percentage. That’s why Google AdWords is one of the mostly used and powerful tools in paid internet marketing and advertisement.

Before telling you in detail about Google AdWords, let me tell you the basic difference between the paid and un-paid internet marketing. If the website is at the top of the Google 1st page at the left side followed by other web sites, then it is through the un-paid techniques of internet marketing and is called the organic results. Now if you see at the right side of the Google page, there would be some ads with the heading on the top called sponsored ads, this is paid internet marketing. It would take time to get on the top of organic results in the Google through Search Engine Optimization, but you can be in the top of sponsored results in Google within ten minutes right after creating and managing you account in Google AdWords.

Here I am going to describe you the details and ways of internet marketing through Google AdWords.

Adwords, as I have told you, is Google’s advertising product, which displays your advertisement in the form of ads to people looking for your products or services on Google, in other words pay-per-click advertising model of Google. It allows you to display ads which directly link to your website or product when searches are made for your chosen keywords. These ads are located to the right of the results which Google gives you for a search and they’re also displayed on Google’s many partner sites which include AOL, HowStuffWorks and blogger.

After creating your AdWords ad, you choose keywords for which your ad will appear on Google and specify the maximum amount you’re willing to pay for each click. Remember Google’s AdWords program uses a PPC model it means you only pay when someone actually clicks on your ad and hence visits your website.

There are varieties of ad formats in AdWords, You can choose from those ad formats, including text, image, and easily track your ad performance using the reports available in your account. AdWords accounts also include graphs and performance data so you can track what’s working and edit your ads accordingly.
Life Cycle of Paid Advertising or PPC. Let’s take a quick look at how this works and analyze what is going on in PPC Advertising.

Your potential web visitor/client goes to Google, Yahoo, MSN or an affiliate site and types in a keyword phrase, for example “Swim Shoes”. Your ad appears alongside the results. Web visitor/client read your ad and click. Web visitor/client visit your site. Web visitor/client finds what they want and pick up the phone, fax, and order something online or through email.

The goal of all PPC advertising is obviously to drive more and more customers to a website, so you should try to think from customer’s perspective. Ask yourself what words a potential customer would type into the search engines. For example, let’s say company A is shoe maker and sell swim shoes. If I were a customer, what words would I type into Google, Yahoo or MSN to find this company?
Similarly, there are many other questions that must be in your mind along with the answers in order to run a successful advertising and marketing, like:

-What are the core products and services that you sell or offer?
-How do you distinguish your products and services from your competitors?
-What marketing material do you have addressing your products and services?
-How do customers usually find out about your business and Keywords that a customer would use to come to your website?

Remember! Spend significant amount of time on these questions to get answers. Now! Come to the task or activities after the advertising. With Google AdWords, it’s all about results. It’s important to analyze what you want to gain from your advertising and marketing and then plan how you’re going to measure that success. There are several key factors you’ll want to monitor to evaluate how well your advertisement is performing. Like:

-Are your ads running properly on the internet?
-Are you making a profit from your advertisement?
-Are you meeting your goals that you have defined before starting the advertisement?

1) Establishing Your Target Market:

This is probably the most important thing you can do when getting your business started. Especially with Pay Per Click advertising e.g., on Google AdWords you have to know what are the right keywords for your business in order to attract the right people to you, that will ask exactly for what you have to offer. Marketing to the wrong set of keywords will kill your business, produce a substandard leads. On the other hand, marketing to the right set of keywords or the right target market will explode your business.

This is the second very important part of your business foundation. Having a good domain name that relates directly to your offering business opportunity and a hosting company that has reliable customer service daily 24/7, Live Support to make sure your website – blog is up and running effectively.

3) Decide What Method You Will Use For Your Promotion Plan:

Squeeze Pages or Branding Site? After you have established your target market, and set up a domain and a hosting account for your website, you will need to decide what type of Marketing Site you will use. Squeeze pages and branding sites are different, but both are necessary tools for the internet marketer. As with any other topic, you will get different opinions when it comes to Squeeze Pages or Branding sites. I use Branding Sites as I want people to get to know who I am and where I come from before starting any kind of partnership or business deal with them.

Difference between a Squeeze Page and a Branding Site:

A squeeze page is a mini sales page. Squeeze pages are also called opt in pages, splash pages, and landing pages. It’s the first and most important page that you will create and the place where your people will leave their name, email and number, in order to get more information about your business opportunity. Your squeeze page should have a smart eye-catching headline and invoke curiosity. The content of your squeeze page should address to solve a ‘problem’ or fill a ‘void’ of your customers.

Branding sites are designed to brand YOU. Word Press sites are great for branding. Word Press sites have a home page. The home page allows you to provide more information and detail than a squeeze page. As I mentioned earlier the branding site is meant to give your people information; lots of information about you, your product, and your services.

Lay out your branding site with a home page about your product and service. The “about me” tab should be all about you…your story, your background, and your truth.

It is a peoples’ Business and people will connect with you if they like you first and trust you later.

4) Pay Per Click Advertising:

Get Yourself Acquainted with the Forms and The Functionality of Pay per Click Advertising.

What is Pay Per Click?

Pay Per Click Marketing is the fastest way to drive traffic to your web site, that is a fact.

The three big pay per click sites that are recommend are as follows and they are in this order for a reason with Google being at the top.

The three major search engines are Google, Yahoo, and MSN, but Google is the Leader of the market.

Google is the main pay per click marketing search engine.

How Does Pay Per Click Work?

Pay Per Click works by you selecting keywords that are related to your business, product, or service.

1. You choose keywords or long key phrases

2. You bid an amount on those keywords or key phrases to get them seen

3. Google determines which ads to show

So how do you get your ads seen?

1. Write an attractive ad (great copywriting is a key factor in all marketing)

2. Bid the right amount

3. Make your ad relevant to your keywords as well as your website

Google AdWords Program has unlimited free informative tutorials on how to set up and start your PPC campaign. There you will have the choice to target your ads according to language, country, set your own preferred bids on your ads and keywords, and set specific days for your ads to run or pause them anytime you wish.

After you make your keywords research, when you will know what you are doing it won’t be that difficult to get your ads seen throughout the web. To many people rush to get their ads out on Google and do not do the proper research, or work with experienced marketers and coaches.

You can apply the strategies you use for the big search engines like Google,Yahoo and MSN. Googles’ pay per click program is called Ad Words. There is a difference between “paid” search results that appear on the top and right-hand side and “Uncategorized” searches – the search results that appear on the left-hand side of the search page which are free and can make wanders if you manage with good Search Engine Optimization to get your ads there on the first pages of these engines.

5) Article Marketing Advertising:

Article marketing is probably one of our most interesting and cost effective ways to market.

This method requires a process and time to get results and visibility. It is a way for you and your business to become known on the web and be considered as an active part of the Online Marketers Community. What happens when you do article marketing is that people pick up your articles for content on their sites, for content. It’s huge. Your content is spread around virally.

The way this works is you write an article, something of value. Be sure you check out our chapter on outsourcing on next paragraphs, because if you don’t like to write, you can outsource it to experts.

When you write and submit your articles, you are putting in your links on these articles, the articles that you originally produce. These are one-way back links to your site, so when people pick up your articles for content, the Google crawler picks up the links and your site goes up in ranking. That means more visibility for you, more traffic to your site and recognition, traffic and hopefully sales.

The articles you submit should be relevant to the topic of your business. They should pertain to what you are doing and whatever business you are in. In this case your articles should pertain valuable content for your readers to go through concerning Home Business Industry Topics. These could be Internet Marketing Techniques, the advantages of running their own business from home, freedom of time, ‘How-To’ articles which are a very ‘HOT’ plate for the search engines and many more.

Make sure that your articles are around 300-500 word long. You want to be picked up as providing good content about your industry or business. You should have a bio attached to the article. BIO is the only place that you can ‘sell’. It’s the place for you to ‘TAKE’. This is where the link to your website or splash page will be located. The bio should be about you as the author. At the body of t
he article you only ‘GIVE’: Content of Value. The links in your Bio should come back to your website.

Your Bio should include 2-3 sentences pertaining 1) Who you are and what you do, 2) A reason to visit your site after reading your article and 3) A call to action, for them to do so.

Make room in your life to submit at least two articles per week; set aside a specific time or day to make it happen. You have lots of information you can write about in whatever industry you are in. You can do it manually, or you can purchase submission services through Article Submitter Special Software. They have over 1000 places to submit your articles. It is time saving and accelerates the process of distribution and visibility.

6) Video Marketing Activity (HUGE)

Run a Google search on a topic like ‘best home based business opportunities’. Most likely, in addition to articles and websites, there will be several videos that pop up in the search results. Imagine having a dynamic and powerful video that introduces your product, service, and company live with your voice on and researchers landing on your beautiful video instead of being sent to a single and ‘one of the thousands’ splash pages. Google is very attracted to videos and pick them up quickly. It will help your ranking. Video Marketing is a very powerful selling tool as well as the fastest free way to get those ads out there. Use it in order to stay ahead of the competition.Your ultimate goal in marketing is to have your ads not only seen by as many potential customers as possible, but to be in front of as many of your targeted customers as possible.

The way you treat your Video Marketing campaign is the same with how you treat your PPC campaign and your article marketing campaign. You must focus on a specific ‘keyword-driven’ target market. At Step 1 I mentioned the importance of establishing a target market and a core group of keywords. The same keywords will be plugged into the videos when you submit them. Ultimately, everything comes up to your initial development of your target market and core keywords.

As in Article Marketing you can 1) submit your videos manually to limitless video directories for free like You Tube, Yahoo Videos, Google Videos, etc or 2) Submit to as many as possible directories through Video Submitting Software that do massive distribution of your videos with a click of a button.

7) Press Releases Marketing Method (Get Faster and Higher Ranking)

Another way of effective marketing of your website is to write and submit Press Releases. The information in your press release needs to be viable, newsworthy and high value content. Inside your press release, you should have one-way links that bring readers back to your site – your branding site or your squeeze page. The difference between the articles and the Press Releases is that in PR you can place your URL link in the ‘body’ of your content, once every 100 words. Press releases are a great SEO tool that can quickly improve your ranking. There are a lot of sites looking to gather information to build the content on their websites, so if they pick up your press release, and inside your press release you have one-way links back to your site, the search engines will know and act accordingly by rewarding you with higher ranking.

This is a method that requires some time to build a reputation. Give it some time and as long as you do this on a consistent basis, sending out once press releases per month with relevant, high value information, you’ll start seeing increased traffic to your site. Again there is a free PR submission option and a paid one. Again it will be up to your budget flexibility.

8) Social Media Marketing:

Millions of people everyday are viewing, updating, or connecting with others all over the world. These sites are very easy to get set up on, as all you have to do is sign up with your information and you are ready.

As of today the big three that I use consistently for internet marketing are Facebook, Twitter, Linked In and Ecademy.com. There are hundreds more out there and this is a great way to let people know about whom you are what you do, as well as what your product or service is all about. Social Networking Sites are considered as the Hottest Market Place and reports have shown that people search and finally trust opportunities through viral tools, such as all these today’s Hot Marketing Trends.

You must apply the ’90-10%’ Marketing Rule which means, that the 90% of your posts and interactions must be about you socializing, making connections, letting people know you first and only a 10% talking about your business. People don’t like to be sold. Be human and treat like you would like to be treated. It is a Peoples’ Business.

9) Outsourcing Resources:

Every marketing method I mentioned so far, every tool that you are given to use can be outsourced. Evaluate the time that you can give to your business, filter the activities that are most compatible to your character and nature and outsource the rest! Web design building, hosting etc. You cannot outsource everything assuming that your budget is limited; you will have to learn how to do some of them, apply at least 2 of the previous mentioned methods for your business. Article marketing, Social Media Marketing and Pay Per Click advertising is definitely skills that anyone that starts an online business should master for himself and his business’s success.

Take it Step By Step when growing your business and grow your outsourcing at a steady pace. You always have the control of all your marketing activities. You are the leader and the one that will lead you to Success!

Make sure you are on the right track and apply the knowledge you learn, every single piece of it day by day! And of course enjoy yourselves always!

Things I Have Learnt About Commercial Real Estate Prospecting

In commercial real estate today, the prospecting model that you develop will make or break your career. Far too many agents overlook the requirement to develop a prospecting model as part of their business day and business week.

It takes about three months to establish and grow your contact base from consistent prospecting. It takes about the same time to lose momentum in both listings and commissions.

Most people are entering the commercial real estate industry understand the need to prospect and cold call. Unfortunately most of those people will reluctantly undertake the process and avoid it at every opportunity. Over time that will have significant impact on their income and market share.

Here are some ideas to help you with your commercial real estate prospecting model. You can use a variety of these strategies and add some of your own based on your local area.

  1. Understand where your market is located. Determine exactly where your business will be coming from. That will involve both a geographical area, and or property type. You can then focus your efforts into the region and talk to the right people.
  2. Know who you should talk to. When it comes to talking to business proprietors and property investors, the right people with the correct levels of decision or control should really be the focus of your attention. The business community will offer great opportunity to you providing you prospect into it every day. You will find so many leads relating to tenancies, rentals, sales, and purchases. Asking the right questions is the key to the process.
  3. Have something worthwhile to say. The people that we talk to have limited time and will initially give us little of their attention. For this reason, the first initial point of contact has to be relevant and to the point. This says that you should have something worthwhile to say that is of interest to the prospect. You may specialize in sales, leasing, or property management. Your opening conversation should center on one or more of those issues and how it may be of some use to the prospect.
  4. Create supporting systems as part of your contact call process. It is a fact that we should be talking to many people every day. The only way you can effectively do this is to have some form of database and follow-up system. It is a personal process that cannot be delegated to administrative staff. In only that way will you achieve ownership and accuracy of the data.
  5. Take action every day. Systemized action will get you further into your market so that you can assess results when it comes to meetings, listings, and commissions. The prospecting process should feature as one of the first items in your diary every day.
  6. Return to the same people as part of a contact plan. Over a 90 day period you should be returning to the right people that have some relevance to your property market and or market share. It is quite likely that it will take three or four telephone calls to the right person before you will get a meeting. Consistency is the key to the process.
  7. Have something relevant to talk about and some information that the prospect requires. A successful contact process will normally involve relevant information that is up to date relating to the local property market. You can create a newsletter as part of that process.

The prospecting process is a very specific business process. When you treat it with respect, your commercial real estate market can be much stronger with both listings and commissions.

It is a new invention that everyone who smokes should know. This is called the (cigarro electronico), also known as a smokeless cigarette e-cigarette(sigarette elettroniche), and it is to change the legal landscape for cigarette smokers in the world.
The patented Electronic Cigarette(elektroniskas cigaretes) offers to effectively simulate the experience of smoking a real cigarette, without any of the legal and health issues surrounding traditional cigarettes.

While(elektronines cigaretes) look, feel and taste much like traditional cigarette, they work very differently. Top 10 Internet Marketing Trends for 2011

The dawn of 2011 gives us the perfect opportunity to predict the top 10 internet marketing trends for the upcoming year. The 90’s was the decade of the internet, and since then we have seen new layers, tools, and worlds built on top of the world wide web.

Social networks dominated the past decade, apps came on top of that, and 2011 will bring even more areas of digital interaction and communication.

And just to have some fun for the holidays, I decided to turn them into some of the cheesiest puns and rhymes ever assembled in a blog post. If you can’t stand the rhymes, I’ve put a real title right next to them.

So here’s my take on the top 10 trends (in order) for internet marketing in 2011.

(1) No more game layer naysayers (The sculpting of the “game layer”)

Seth Priebatsch, the founder of SCVNGR, plans to build a “game layer” on top of the world. Things like rewards programs, board games, social games and check-ins have all come to make up the idea behind a game layer.

This game layer is a way to influence consumer behavior, by turning everything into a game. Wherever you go, whatever you buy will be built into a sort-of game dynamic that will reward you in multiple ways.

This game layer will be the most important trend to watch in internet marketing in 2011, as companies like SCVNGR and Four Square become a bigger part of the consumer process.

(2) Even more apps perhaps (Mobile apps continue to “suburbanize” the internet)

The internet has been compared to the wild wild west with its initial lawlessness and quick expansion. With the introduction of apps, the internet is being tamed into smaller communities – suburbanizing the internet in a way.

Jeff Cormier (Examiner.com) wrote an article today about how mobile apps are projected to experience 60% growth by 2014. In addition, revenue from mobile apps will increase from $4.9 billion this year, to $35 billion by 2014, according to an IDC report.

So we will see even more apps in 2011. Apps mark the beginning of the taming of the internet into organized mobile programs, and 2011 will continue this trend.

(3) All bets off, all Groupon (Downward pricing pressures on SMBs from Groupon-like sites)

As Groupon continues to roll out sites for more and more cities across the country, the “group coupon” phenomenon continues to sweep the web.

Thousands of other coupon sites have also popped up. I Am Hungry, for example, offers restaurant deals around your area. With apps for Facebook and mobile devices, these types of sites are spreading like wildfire.

We are almost at the point with all of these sites that you could always get a meal at half price. For 2011, look for the Groupon and I Am Hungry-type sites to put downward pricing pressure on small service businesses (especially restaurants).

(4) Online privacy issues and miscues (Online privacy becomes a huge issue/opportunity)

Access to data is an essential part of the idea behind Web 2.0. Having up-to-date information on people is the key to targeting search results, advertising, and offers. However, when will this go too far? 2011.

The Federal Trade Commission just released a report this month about protecting consumer privacy. This movement covers an idea to implement a “Do Not Track” program for consumers. This would be a technology that would allow consumers to tell websites to not track their activities and information.

As this movement plays out, look for online privacy to be a huge part of the web in 2011.

(5) Boob Tube out, YouTube in (Increase in online video marketing)

Faster internet connections, easy share capabilities, better video search, link integration, and YouTube channels – these all point to an even bigger emphasis on video marketing. A video going viral is the dream of every marketer, and it’s easier to make those videos and easier to have them spread.

Pew Internet Research says that 7 in 10 adult internet users have used the internet to watch or download a video. In addition, videos can help increase search rankings and have a major impact on SEO.

With all of these factors coming together, online video marketing will become mainstream in 2011.

(6) Local becomes focal for search engines (More emphasis on local search)

Over the last few months of 2010, we’ve seen local results take a bigger role in Google SERPs (search engine results pages). Tools like Google Places and Yahoo! Local make it easier for businesses to gain exposure for their certain keywords and now have placed more importance on those listings.

By incorporating Google Tags into Google Places and offering statistical insights for your place listing, Google is telling small businesses that local search will become even more important in 2011. This makes sense considering that the goal of a search engine is to deliver the best results for each search. What good would a plumber in Seattle do for a homeowner in Boston?

(7) 2011 Twitter: More litter, less glitter (Major change in the Twitter model)

A San Francisco Chronicle article came out today revealing statistics about Twitter. As the article states, Only 8% of American adults use Twitter and less than 1/4 of those users are “heavy” Twitter users.

Twitter’s goal to become the world’s largest media company, therefore, is too far out of reach.

It seems that Twitter has been most successful in the celebrity-realm, as people can get an insight into the lives of their favorites stars. The celebrity element, however, is not mainstream enough for Twitter to survive solely on that niche and its goal to become THE media outlet seems out of reach. So where does Twitter go from here?

Well, we’ve seen the introduction of “promoted tweets” and the new Twitter profile in 2010.

What does 2011 hold for Twitter? I am predicting declining participation rates on Twitter, more dead profiles, and potentially a serious change to make money and increase participation.

(8) HTML5 goes live (The release of HTML5 and its impact)

HTML5 is currently under development by the Web Hypertext Application Technology Working Group. The latest HTML revision will make it easier to incorporate multimedia into websites.

The impact on SEO will be interesting to follow in 2011. The new <> tag, for example, will make it easier to segment new posts for online periodicals like blogs and online magazines. Search engines will most likely place either more or different emphasis on these sorts of tags.

(9) Online communities = new opportunities (Market Research continues to change)

Typical market research reports are generated over a long period of time and result in 1000 pages of somewhat outdated data. Online communities are a newer way to conduct real-time market research from a group of about 200-500 consumers that represent the target market for that specific brand. These people will answer key questions and discuss certain topics associated with a product before it launches, for example.

Companies like Communispace and MindGauge allow brands to gather consumer insight quickly. MindGauge’s website describes the difference between traditional market research and online communities by saying, “Rather than an independent source gathering information, respective managers will begin to integrate the community into all components of their projects.”

Although this powerful insight tool has been around for awhile, we are predicting that more dollars will be devoted towards this kind of tool in 2011.

(10) The cloud starts to reign (Cloud Computing continues to spread)

Although “the cloud” does not really fall under internet marketing, its impact on agility for sales forces and IT departments is undeniable, so it found its way into the top ten. The days of building custom-made business apps and soft
ware are gone with companies like salesforce.com. Cloud computing allows businesses of all sizes to get better systems up and running, faster and cheaper than custom-built software.

For 2011, even more clunky and expensive IT systems will be scrapped for the cloud and collaboration will be brought everywhere through mobile devices.

2011 should be the fastest year in internet marketing. Many more trends will occur that could change the landscape of internet marketing for businesses of all sizes.

What do you see as the biggest trend for 2011?

A Resource Buying Guide For Internet Marketers

The “make money online” crowd is probably the most actively targeted niche market on the internet. Which is quite ironic when you think about it; “The hunters become the hunted.” And it’s not surprising we are so serviced with offers continually, the truth is we are, on the whole, information junkies. We are suckers for a good ebook, report, or video.

The problem is that an over supply of internet marketing tools (even good ones) can leave you feeling overwhelmed, unproductive (too busy reading about internet marketing to actually DO any), and flat broke!

So how do we filter the offers we are bombarded with, so that we invest sanely in our education and resources?  Let me offer this simple “buying guide” to help.

When you boil it all down there are basically 4 different kinds of products on the market, and you have to be able to recognize them so you don’t waste your time and money:

1) Basic training guides & tools. Everyone needs some of these, but you don’t need to be buying 10 versions of the exact same information.

2) Advanced techniques. These are the “Shazaam!” products.  The ones with truly unique and creative ideas. If I can identify which ones these are, I’ll buy them all day long. If I can get ONE really good, repeatable idea, it is money in the bank.  The caveat, though, is you’ve got to actually implement them – otherwise you’re just wasting your money, and spinning your wheels.

3) Tools that make life easier.  These are OK if you’ve got disposable money to spend on them, but if you’ve got a limited budget (like most marketers that are still getting going) you’re probably better off spending it where it can be best leveraged for the most effectiveness.

Case in point: At the time that I’m writing this article I’ve been getting emails all week — I’ve had at least 15 just today – promoting a particular hot product.  The free teaser report is great — it includes a couple of really exciting ideas (see point 2).  However, when I looked at what is actually being offered in the main package – 8 software programs that collate information in various forms from around the internet — they’re all really cool tools, but they are nothing that you can’t already do yourself for free. Cool, but not necessary. Convenient, but not essential.

4) Snake oil. These are the products that are thrown together to make sales to newbies, but they do not work. They are bad advice. You’ll discover that usually the author hasn’t had any success with the method he’s teaching at all, but he can make a few bucks wasting other people’s time with it.

So, when you’re considering buying resources to help you build your online business, read the sales copy discerningly.  Honestly evaluate the product and classify it in one of the above 4 categories.  Then it’s a simple decision to make the appropriate response:

Category 1:  Buy it if you don’t already have a product covering the same topic, or if you are reasonably convinced that your understanding is going to be increased sufficiently to justify the investment.

Category 2:  Buy it, and DO something with it! Don’t procrastinate — take action.  Winners are taking imperfection actions while others are still formulating their “perfect” plans.

Category 3:  Buy it only if you have surplus cash, and don’t mind blowing some on a luxury — because that’s what it is.  Ask yourself, “Could I leverage the money I’m about to spend on this to better effect in my business?”

Category 4:  Click that little “x” button at the top of the browser window, and be proud of yourself that you’ve developed the wisdom and experience to stop wasting time with that kind of rubbish.  If you already bought it before you figured out that its “snake oil”, ask for a refund and chalk it up to experience.

Buying is far more an emotional decision for us than we “savvy entrepreneurs” would care to admit. Anything we can do to take pause and inject some thought into the process will save us time and money. This buying guide offers a place to start.

Vacation Rentals and Holiday Home Rentals – "Tips For Renting"

So you’re planning the holidays, you fancy something in the sun, but where to go? Who is coming? How many?
Will we rent a luxury condo or house instead of staying in a hotel? Well you can make big savings by taking a Villa. Plus, you’ll have more space and privacy to relax and enjoy your home away from home. Renting a vacation home is an especially smart choice if you’re traveling with a group of friend or with kids.

Here are some tips to help you get the biggest bang for your buck.

1. Once you choose a destination.
If you’re looking for sensational savings your best bet is to choose a destination where there are a lot of holiday rentals on the market, keeping prices competitive. You can find some of the best bargains on vacation home rentals online if you know what to ask about and how to protect yourself as a renter. Don’t be shy contact the owner and ask for a deal.

2. Comparison sites- way to go!
Now it’s easier than ever to comparison shop when you’re looking to save on a vacation home rental. You can find some of the best rental home listings the net has to offer on sites like holiday121 and other consolidator sites like these. These are referral sites not booking site and you can check out many homes at the same time to get the best prices and most suitable dates and keep a record of sites visited.

3. Don’t send money.
When renting a vacation home, never send anyone money it’s a bad idea. Pay by credit card or PayPal where you have some come back.
Ask for references, and check out their Web site and their track record. Read their reviews! Read the fine print. Is there a cancellation policy? What if you have to leave early? Does it stipulate when you will get your breakage deposit back? Spend the time up front checking things out so you won’t have any hassles later.

4. Know exactly what’s included.
When you book a rental home for your holidays it’s a short term rental and everything should be included, if there are extras like pool heat, these will be stipulated on the invoice.
Most rental homes will say “everything’s included,” but you want to double-check to be sure that there are no hidden surcharges there should not be any.
If utilities, Internet and cable are included, does this mean the property has Wi-Fi and high-speed Internet? Is it basic cable or premium? If electricity is paid is there a cap? Many properties will say they include utilities, electricity and gas and then the fine print says it’s included, up to the first $200.
Recommendation; don’t touch a short term rental that is not all inclusive.

5. Who is the local management company?
Ask who has the local management of the property these are a very important part of the service and backup. Your rental contract should include who to call if your dishwasher breaks or there’s some other problem with the property. It should also state a time frame for fixing any major problems. You don’t want to rent a home and have the hot water heater conk out and end up with cold showers for two week. The information should also be posted in a contact book inside the property. Make sure you have a phone number and email address of the contact and if possible get a second person as a backup.

6. Is the home family friendly?
If you’re traveling with kids, make sure the property you rental is family friendly. Check the bed configurations. If you have three kids and the guest room only has a king-sized bed you could be in trouble. Does the pool have an alarm? (Toddler safety)
Also make sure you see lots pictures of the home. Do you really want to rent a place with a white couch and fancy décor if your 3-year-old still thinks it is fun to color on everything in sight? Make sure the home you’re renting fits your family’s needs so you’re all comfortable. What about the location? Where is the house what are the local amenities? Is it close to the attractions?

7. Can you bring a pet?
Some vacation rentals accept pets, but they may have a size limit. Some folks would not like to rent a property for their family that had the possibility of a pet staying in with previous guests in the home, unhygienic, so if that may be a problem eliminate pet friendly from your search.

8. Is a refund available if you leave early?
If you think you may want or need to leave early, check your contract to see if you’re eligible for a partial refund. Most vacation rentals are for a specific time period and don’t offer refunds because that leaves the homeowner in a lurch with no time to rent to someone else. Know going in what the rules are so there are no unpleasant surprises.

9. Pick a house that most suits your needs.
Keep in mind when you’re renting a vacation home you’re renting a property that’s individually owned. This isn’t a hotel where if you don’t like what you have you can get something else. Once you book and pay your deposit for a specific property, that’s the property you’re getting, so make sure it’s exactly what you want. Ask if reviews from other renters are available; also remember you get what you pay for so contact the owner. While scoring a good deal is the goal, if it’s too cheap there’s probably a reason check it out. Sometimes the cheapest price is not the best value.

10. Book early.
Avoid disappointment; there are certain times of the year when the villa rentals are on fire, so book early. Also you might look at the availability on the owners web site and pick a slightly out of season time, which brings me back to point one, don’t be shy contact the owner and ask for a deal. A last point to help is a lot of vacation rental owners have links to car rental and cheap flights sites or attraction ticket sites. Try and do a package deal for all three or four services. Good luck!!
